The woodland has a long frontage to Ashgate Road and return frontage to Loundsley Green Road and extends up to and adjoins land with outline consent for residential development.
A management scheme has recently been carried out to thin the woodland.
The sale of the land will be subject to an overage clause of 33% of any uplift in value (including that of associated amenity use) from that of existing woodland use for a period of 25 years.
There are currently three mast sites fronting to Ashgate Road. One of the mast agreements has been terminated and the apparatus is due to be removed. Lease agreements can be viewed at the Agent’s office on appointment. The remaining two masts currently produce an income of circa £7,635 per annum.

The plantation has been designated as a Local Wildlife Site by Derbyshire Wildlife Trust. Whilst the woodland is subject to Tree Protection Orders there may be an opportunity for it to be incorporated within residential development as amenity. Land west of the property has been earmarked in the draft Local Plan (Dec 2018) for 300 dwellings.
Investigations and discussions with the planning authority were carried out around 4 years ago to ascertain potential for gaining consent within the poorest area of woodland which would provide capital to fund management of the woodland and for the public to enjoy access.
