We are pleased to offer for sale 6.76 acres or thereabouts of land, approximately 2.7km north of Matlock, as shown edged red on the attached Site Plan.

The Property features two woodland nurseries known as Dale Nursery and Sydnope Nursery. These woodlands incorporate a mixture of deciduous and fir trees and flowering shrubs including rhododendron.

There are tracks and paths throughout the property that give access to the different nurseries on the site. 

The property slopes down to the north west, where Sydnope Brook lies over the boundary.

The land has the benefit of right of access from Farley Lane which leads south through adjoining land.

We understand there is a right of access via a track from Farley Lane. We understand the Property is granted access from points A to B through the neighbouring property, as shown in the Rights of Way Plan.

This public right of way continues onto the Property, crossing the land up the track from the south and turning westwards off the track before the track ends.

There is another public right of way on the western boundary.
